Tenant FAQs

We use the Tenant Portal for easy and secure rent payments. You can pay your rent online through e-Pay or set up automatic payments via e-Transfer. This ensures rent is paid on time each month, reducing stress and keeping your account up to date.

For repairs and maintenance, please submit a request through the Tenant Portal. Our maintenance team will respond as quickly as possible, and you can check the status of your request directly in the portal.

Under Ontario’s RTA, tenants must obtain written permission before making any changes to the property, including painting or adding fixtures. If you’d like to request a modification, please submit a request through the Tenant Portal, and we’ll review it with the property owner. Unauthorized changes may result in charges for restoring the unit to its original condition.

If you’re facing financial challenges, contact us through the Tenant Portal, email or by phone as soon as possible. While rent is due on the first of each month, we may be able to discuss a payment arrangement to help you avoid penalties. Please note that late fees may apply according to Ontario rental guidelines, and consistent late payments can impact your tenancy.

Pet policies are specific to each property. Ontario’s RTA does permit tenants to have pets in many cases, but some properties may have pet restrictions. Please review your lease agreement or contact us if you have questions about pet allowances.

Per Ontario’s RTA, tenants typically must provide 60 days’ written notice before vacating the unit. You can submit your notice through the Tenant Portal or by email, and our team will guide you through the process to ensure a smooth move-out.

If noise or other issues with neighbors arise, document the incidents and report them through the Tenant Portal. Our team will address the situation promptly and work to resolve it in a fair, respectful manner in accordance with Ontario’s RTA.

Our team will reach out 60–90 days before your lease expires to discuss renewal options. If you choose to renew, we’ll send the updated lease through the Tenant Portal for easy signing.

Any rent increases are regulated by the Ontario RTA, which sets annual rent increase guidelines. We will provide you with at least 90 days’ written notice if a rent increase is scheduled for your unit, in compliance with the law.

While we strive to maintain a positive relationship with all tenants, certain lease violations, such as consistent late rent payments or property damage, may require legal action. If eviction becomes necessary, it will be handled in strict compliance with Ontario’s RTA guidelines, ensuring a fair and lawful process. We encourage open communication to prevent such situations.
